What sealer are you using?
I'd have to see published reports and actual data concerning seal coating I've seen too many parking lots that were sealed coated that just busted up split and cracked all to pieces after being sealed coated
Yeah most likely because they waited too long to seal it so there’s not any oils left in the asphalt. You can say all you want it ruins parking lots it doesn’t I would know I’ve been Putting down cold tar for ten plus years and have had no problems. I have found that having your parking lot cracks routered out is a no no you’re better off waiting till they get bigger than fill them or you end up having 4 inch wide cracks all over. So if anything the Routering is what makes the parking lot crumble.

The *top coat/ slurry coat* now is for looks and doesn't last as long as the old school (straight dead dino-tar) from when I was younger. Spray on dirt roads and they last Fooorrreeevvvverrrrr. Lol

this is a correct way of sealing a driveway... I'm no expert but this way is best becuase you are flooding the pores with sealer instead of just "painting the surface"... each pore will require different amounts of sealant and this way you will always have the correct amount
thespig13 wrong brushing is bad because when it wears it leaves all kinda lines in it verse spray puts a even coat plus it wears like a tire does
